Epoxy floor FAQ
Fifteen of the questions I get asked most often, answered honestly from real jobs.
How much does epoxy flooring cost per square foot?
Installed cost runs $3 to $12 per square foot depending on coating system, slab condition, and region. Solid pro-installed lands around $5.50/sqft, flake around $7, metallic around $10, polyaspartic around $8.50. DIY kits drop the materials-only cost to roughly $1.50 to $3.50/sqft but exclude grinding, crack repair, and labor.
Is epoxy flooring cheaper than tile or polished concrete?
Usually yes. Epoxy flake at $7/sqft pro-installed is cheaper than ceramic tile (often $10 to $18 installed) and roughly even with polished concrete ($5 to $15). Metallic epoxy at $10+/sqft can push into tile territory for the high-end metallic pigments.
How long does epoxy flooring last?
A pro-installed solid or flake epoxy lasts 10 to 15 years in a residential garage with normal use. Polyaspartic stretches that to 15 to 20 years. DIY kits from Rust-Oleum EpoxyShield or the Home Depot house brand typically last 3 to 5 years before showing wear, less on heavily used slabs.
Why do epoxy quotes vary so much?
Prep scope is the biggest reason. A $2/sqft quote is probably acid-etch only with a thin coating. A $7/sqft quote includes diamond grinding to CSP 2, crack repair, and a full flake or polyaspartic system with warranty. Always get the prep scope itemized in writing before you sign.
Can I DIY epoxy on my garage floor?
Yes, if the slab is in good shape (less than 5 years old, no cracks wider than a hairline, no moisture history). Use a reputable kit like Rust-Oleum EpoxyShield Professional or Epoxy Master. Expect to spend a weekend, save roughly $1,200 to $3,500 on a 500 sqft garage, and get a shorter service life than a pro install.
Do I need to grind the concrete first?
Grinding is the gold standard. A 7-inch handheld grinder (Makita or Bosch) with a 30-grit diamond cup wheel, or a walk-behind like a Husqvarna PG 680, produces a CSP 2 to 3 profile the coating can actually bond to. Acid etching works on new clean slabs but struggles on older floors. Skip the prep and the coating peels within two summers.
What is hot tire pickup and how do I prevent it?
Hot tires transfer plasticizers into a soft epoxy coating, and when you pull the car out the rubber lifts sections of the coating with it. Prevent it with a hot-tire-rated topcoat (most polyaspartic systems, or a urethane clear over flake epoxy) and by letting the floor fully cure 7 days before parking a hot vehicle on it. Full walkthrough at hot tire pickup explained.
Can I epoxy a basement floor?
Yes, but moisture testing is non-negotiable. Run a calcium chloride test or use a Tramex CME4 moisture meter first. If the slab is emitting more than 3 pounds per 1,000 sqft per 24 hours, you need a moisture mitigation primer like Ardex MC Rapid before the epoxy, which adds $1.50 to $3 per sqft. See basement epoxy moisture for the full decision tree.
How long does an epoxy floor take to install?
Pro installation typically runs 2 to 3 days for a 2-car garage. Day one is grind and crack repair. Day two is primer, base coat, and flake broadcast. Day three is topcoat. Polyaspartic can compress this to a single day because the recoat windows are 30 to 60 minutes. DIY usually takes a long weekend.
When can I drive on my new epoxy floor?
Foot traffic at 24 hours, vehicle traffic at 72 hours for most epoxy systems, 7 days for full chemical cure. Polyaspartic lets you drive on it in 24 hours. Don't park a hot car on fresh epoxy for the first week, and avoid dragging heavy items that can scuff the green coating.
Flake vs metallic vs solid, which should I pick?
Flake hides imperfections and adds texture, best all-around for garages. Metallic is premium-looking but unforgiving to install and slicker underfoot. Solid is cheapest and most utilitarian. Full comparison at flake vs metallic vs solid.
What brands of DIY epoxy kits actually work?
Rust-Oleum EpoxyShield Professional, Epoxy Master, Armorpoxy DIY, and Sherwin-Williams H&C are the four I trust. Stay away from the cheapest Home Depot house-brand kits, they're water-based and too thin. Full ranking at best DIY epoxy kits 2026.
Will epoxy crack if my slab cracks?
Epoxy won't prevent slab movement. A hairline crack under the coating will telegraph through eventually. Fix the crack first (polyurea crack filler, or epoxy crack repair compound), then coat. If the slab is actively moving (settlement cracks widening year over year), epoxy is the wrong solution, you need to address the substrate first.
Does epoxy yellow in sunlight?
Standard epoxy yellows under UV. If your garage gets direct sunlight through a window or an open door, either pick a UV-stable topcoat (polyurethane or polyaspartic) or accept some ambering over 3 to 5 years. Metallic floors yellow worst because the pigments amplify the color shift.
Is epoxy slippery when wet?
A smooth solid-color epoxy can be slick with water on it, yes. Flake broadcast adds natural texture and helps a lot. For maximum grip, add an anti-slip additive ($0.50/sqft in our calculator), which is silica or aluminum oxide mixed into the topcoat. Most residential garages don't need it. Any space that sees regular water (mudroom, pool deck adjacent) absolutely does.
